All over England and Wales with a focus on the North of England, North Wales and the Midlands.

We are huge advocates of “understand your market” so as long as the security property or land is in an area with reasonable demand, we will be happy to lend.

We do not lend in Scotland or Northern Ireland currently although that’s not to say we won’t in the future.

The honest answer is that it depends.

If we feel the asset is good quality and that we are confident we can protect our capital if the deal does subsequently go bad, then we will definitely consider it.

We do lend and have lent to individuals with less than perfect credit and in every case, there is usually a story to tell…One that we are happy to listen to in an attempt to see if we can help.
What is your exact charging/fee structure?

It’s really simple.

We charge a 2% arrangement fee on the loan amount – added to the loan.

We sometimes charge an exit fee on the loan amount – payable when you redeem (pay us back) our loan.

You will have solicitor fees to pay – ours and your own.

You will usually have a valuation fee to pay (unless it’s being re-typed).

In the case of development finance, you will have a Quantity Surveyor (QS) fee to pay. This usually consists of an initial one off fee and a fee every time they visit the property to undertake an inspection.

Property Development Finance

We provide property development finance, including ‘ground up’ funding. Everything from single dwellings to larger, multiple unit housing estates. We can also fund office to residential conversions. We can fund up to 70% of the finished value or Gross Development Value (GDV) and we can arrange drawdowns within hours of receiving the monitoring surveyors report.

Bridging Loans

We are a principal lender that can fund loans up to 75% of its current value or 80% if refurbishing the property and we can also provide 100% of the refurb costs. This is done via a combination of private and institutional funding. We offer loans between £100,000 and £1,500,000. All loans subject to full valuation and credit committee approval.
